RENTAL APPLICATION PROCESS

 

Thank you for considering a home or multi-family unit with The Excel Company.  This unit will be rented to the first qualified applicant. We want to process your application as quickly as possible so please make sure the application is filled out completely with the current and accurate information.  Also, be sure the application is signed by all parties.

 

There is a $40 dollar application fee (cash, cashiers check or money order only) for each individual applicant over the age of 18 or any teen age child who is not in school or a child who is over the age of 18.  Married couples may be charged one (1) screening fee depending on the screening company.  This charge covers the cost to run a credit report, criminal background report and check references to verify credit worthiness.  The credit report is provided by an independent company which is not affiliated with The Excel Company.

 

Please review our list of criteria.  The following guidelines are established to ensure all prospective applicants for a property will be treated equally.

 

 We require: 
  • Verifiable income which is 2.5 times the monthly rent.
  • If roommates are applying and all have lived together for 1 year, we can combine the income to meet the requirement.  If the roommates have not lived together for 1 year, each person will have to qualify with our income and credit requirements.  In either case a separate application will need to be filled out with separate application fees.
  • Provide current pay stub or tax return.
  • A complete application for each Adult 18 or older
  • A compete application for each teenage child who is not in school or has graduated but is not 18 years of age or a child who is over 18 and still lives with his/her parents or guardian.
  • Unfavorable information for any individual applicant may result in denial of all applications for that group.
  • Valid picture ID and valid social security number for each person over the age of 18.
  • A three (3) year residence history.
  • Self-employed applicants must provide a copy of their business license and tax records.
  • Maximum occupancy of no more than two (2) people per bedroom.
 

You may be denied tenancy for the following:

 
  • Incomplete or misrepresentation of any information on your application.
  • Poor credit.
  • Collection judgments.
  • Bankruptcy within the past two (2) years.
  • Criminal record.
  • Evictions.
 

If you meet the application criteria and are accepted you will have the peace of mind of knowing other applicants have gone through the same process and were screened with equal care.  We will accept the first qualified applicant.  The deposit must be paid within 24 hours of the application approval to hold the property until the agreed move in date.  You will forfeit this deposit if you do not take possession as agreed.

 

 If a property allows pets these are the requirements: 
  • The pet is less than 20 inches high and weighs less than 30 pounds full grown.
  • A perceived vicious breed such as a German Sheppard, Pit Bull, Rottweiler, etc. will not be allowed.
  • Only one pet will normally be allowed to a property.
  • Any additional pets must be approved by the Owner and will require an additional pet deposit above and beyond the first pet deposit.
  • An additional pet deposit is required and an additional pet agreement will be signed.
